Steelworks Industrial Park
In December 2010, Frontier Group through its FFZ Holdings, LLC. and Great Lakes Industrial Development entity closed a transaction with Arcelor Mittal Steel to purchase the former Bethlehem Steel Galvanizing Plant, Cold Mill and Hot Mill facilities and approximately 150 acres of land on Route 5 straddling the City of Lackawanna, NY and the Village of Hamburg, NY.
Upon closing the deal, the complex was renamed Steel Works Industrial Park and immediately began utility and facility stabilization, environmental remediation, asbestos abatement and interior cleaning of facility to ready the property for light industrial tenants. This effort continues today along with tenant improvements required by tenants who have committed to and moved into space in the complex.
Weirton Frontier Crossing
The Weirton Frontier Crossing includes 1300 acres along the Ohio River at the Ohio-West Virginia borders. Buffalo River Landing
In keeping with our mission of smart re-use and redevelopment with an emphasis on historic preservation, FGC has created a unique plan for 441 Ohio Street in Buffalo New York.
Situated on the Buffalo River, Buffalo River Landing was home to an industrial freight house for goods shipped on the Great Lakes. The property will be transformed into 78 residential units, with 62 being one-bedroom units and 16 being two-bedroom units. The one-bedroom units will average 900 square feet while the two-bedroom apartments will be in the 1,800-square-foot range. Portions of the structure originally constructed around 1868 will be incorporate into a five-story, 125,000-square-foot building.
500 Seneca Street, LLC
FGC along with developer Savarino Companies, LLC is transforming the 500 Seneca Street building into a 268,000 square foot mixed-use facility. Situated in a prime location at the edge of Buffalo NY’s emerging Larkin district, the property will be home to multiple Class A offices, a business incubator, and climate controlled flexible storage space for tenants.
The facility, rich with history, once housed the world’s largest paper box manufacturer, one of the largest employers in Buffalo, and more recently, New Era Cap.

Seneca Street Lofts
FGC has plans to transform a vacant, 94,675-square-foot warehouse at 550 Seneca St. into a complex anchored by 47 apartments and 1 commercial space. The warehouse, which dates back to the early 1900s, has been used for a number of industrial purposes including serving as a storage center for auto parts and also a furniture warehouse. It has been mostly vacant for more than a decade.
The project will serve as a key residential bridge between downtown and the Larkin District and play off of several new developments planned for Seneca Street including the conversion of a neighboring warehouse at 500 Seneca Street into a mixed-use building.
The building will feature a mix of one-bedroom, two-bedroom and three-bedroom units, typically ranging in size from 750-square-feet to more than 1,250-square-feet. Included in the project will be two levels of indoor parking.

In 2013, FGC successfully acquired a significant piece of waterfront property in Buffalo New York. The 12.6-acre property is anchored by the circa-1925 Cargill Pool Elevator – part of a grain mill that sits along Fuhrmann Boulevard. FGC is developing plans that call for a mix-use site.
